Green Valley Ranch is what happens when a master-planned community gets enough time to become a real neighborhood. The trees have had decades to grow. The streets are wide and mature. The retail corridors settled into their final form a long time ago.

The community sits in the northern part of Henderson, with direct I-215 access that keeps the Strip and airport closer than more southern Henderson addresses require.

THE PREMIUM IS THE POINT

Green Valley Ranch costs more than newer Henderson communities with comparable amenities, and the community is upfront about it. Housing stock here runs from the mid-1990s through the early 2000s, the community’s actual build-out window, so most properties are old enough to carry real renovation budgets even though Green Valley Ranch reads newer than the broader Green Valley plan next door, which dates back to 1978.

Green Valley Ranch is zoned to Clark County School District, with several elementary and middle schools nearby. The Henderson Multigenerational Center adds indoor and outdoor pools, fitness equipment, and a climbing wall, with programming for all ages.
