OVERVIEW
ALIANTE At A Glance
FOR INVESTORS
Great if you …
- Entry pricing well below the valley's premium communities, inside a genuinely master-planned environment
- Access to employment centers in North Las Vegas, including Nellis Air Force Base
- Many neighborhoods have HOA and architectural standards governing common areas, landscaping, and exterior modifications. Requirements and fees vary by subdivision
Keep in mind …
- The commute to the Strip and central valley runs longer than from more centrally located communities
- Retail depth doesn't yet match Henderson's or Summerlin' established communities
- City of North Las Vegas short-term rental rules are separate from Clark County's. Confirm current regulations before pursuing that strategy (*Markets move by the week. Want current numbers? Contact us to walk through them.)
FOR RELOCATORS
Great if you …
- Organized parks, a nature park with a lake, and a lit trail system connecting the whole community
- An efficient commute to Nellis Air Force Base
- Served by Clark County School District. School assignments, programs, and third-party ratings should be independently verified for the specific address.
Keep in mind …
- The Strip runs a real drive away under normal conditions, longer at peak hours
- Retail variety is functional rather than deep
- Sun City Aliante operates as its own separate 55-plus community within the footprint
ABOUT THE AREA
About the Area
A MASTER-PLANNED COMMUNITY IN NORTH LAS VEGAS
Aliante is a master-planned community in North Las Vegas, and the investment shows it. Built at the base of the Sheep Mountain Range, it carries an investment level in parks, trails, and public space that’s typically associated with other parts of the valley, not the rest of North Las Vegas itself. A lit trail system connects neighborhoods, parks, the golf course, and the community’s commercial core. It’s used rather than admired from a distance.
WHAT THE ADDRESS DOESN’T TELL YOU
Below-median entry prices paired with a well-organized, HOA-governed environment isn’t a common combination in North Las Vegas. Not to mention, the lit trail system connected across the whole community.
LIFE AROUND HERE
The Aliante Nature Discovery Park anchors weekend life here: a lake, waterfalls, a dinosaur-themed play area, and the Sheep Mountain Range behind all of it. On a Saturday morning it functions as a genuine gathering space in a way most Las Vegas Valley neighborhoods don’t manage.
Sun City Aliante, the community’s Del Webb section, runs its own community center, pools, and activity calendar as a 55-plus age-restricted community operating under applicable Housing for Older Persons requirements. Its mature landscaping, including shade trees still rare in newer North Las Vegas development, competes with Sun City communities in Henderson and Summerlin at a meaningfully lower price point.

ARCHITECTURAL STYLES
Aliante’s builders, Del Webb, Pulte, D.R. Horton, and Pardee among them, worked from the standard Southwestern and Mediterranean palette common across early 2000s Las Vegas master plans: stucco exteriors, tile roofs, arched entries. Sun City Aliante leans more uniformly Southwestern and ranch-influenced, built for single-story, low-maintenance living.
- Southwestern and Ranch-style, predominant in Sun City Aliante
- Mediterranean and Spanish-influenced, common through the standard family neighborhoods
- Contemporary, in newer infill sections
