REAL TOPOGRAPHY
Anthem occupies the southeastern foothills of Henderson, which gives it a physical character that most Las Vegas Valley developments don’t have. Ridgelines, elevated lots with Strip and mountain views, and in the Sun City Anthem section, an elevation high enough to run noticeably cooler than the valley floor.
The community was built in phases and carries visible variation because of it. Sun City Anthem, in the southern section, functions largely on its own. The rest of Anthem spans a wide range though, from accessible three-bedroom homes to hillside estates.
WHAT YOU’RE ACTUALLY PAYING FOR
Anthem’s amenity structure is among the most developed in the entire valley: pickleball, tennis, multiple golf courses, several clubhouses, and a trail network connecting neighborhoods to viewpoints and open space.
Funding all of it, unfortunately, requires a layered HOA structure, master HOA, sub-community HOA, and in some sections, a country club membership on top, all dependent on the individual property, of course. That’s a real cost, and it’s worth running the comprehensive numbers before deciding if the view is worth it.
LIFE AROUND HERE
The view from Anthem’s elevated lots is a genuine feature, not a marketing line: the Strip to the northwest, the McCullough Range to the south and east.
Sun City Anthem is a 55-plus age-restricted community with multiple clubhouses, golf, and resident programming, operating under applicable Housing for Older Persons requirements.
